Leak detection Penilee, Glasgow by ADI Leak Detection
Penilee (G52) is mostly terraced houses and flats, and when one has a hidden leak, Hamaad Janjua, who is based in Giffnock, traces it with ADI Leak Detection's non-invasive equipment and marks the exact point before a floor, wall or path is touched. Leaks on plumbing, central heating and water mains are ones he can also repair, if you ask.

Hamaad, Your Penilee Leak Detection Expert
Brockburn Road is on the shortest route from Giffnock, where Hamaad is based, to Penilee, at 6.5 miles. National Records of Scotland's figures for 2017 put about two in five of the 2,344 homes in the Penilee statistical area in terraced houses and just over half in flats. Scottish Water counts both among the homes that usually have a shared water supply pipe.
ADI's engineer page gives Hamaad the title Plumbing & Heating and Water Mains Specialist, a fit for Penilee terraces, where the supply pipe is usually shared between houses. Graham T. wrote on Trustpilot that the leak was difficult to find, in a pipe under a concrete floor, and that Hamaad found it and dug up the concrete precisely to repair it.

Penilee Leak Detection Services
Penilee (G52) sits on the south-western edge of Glasgow, with Cardonald and Hillington to the east. It joined the city in 1938 as a planned community for Hillington Industrial Estate workers, and when most council house building stopped for the Second World War, Penilee was the exception, because Hillington's armaments factories needed homes. Some of its houses have modernist flat roofs. In a terrace or block of flats one leaking pipe can affect a neighbour, so the leak is pinpointed before anything is opened.
Every customer speaks to ADI Leak Detection's office team first, and only then is an engineer booked.

What are the signs of a hidden leak in a Penilee house?
Each sign in the table below can point to a hidden leak in a Penilee house or flat, and the table names the investigation that finds it. The seven are wet ground out front, a combi boiler losing pressure, damp that will not dry, drips under a bathroom, a ceiling stain with no bathroom above, damp under a flat roof, and drains that smell or back up.
Signs of a hidden leak and the investigation that finds it
The sign
What it usually means
The investigation
Ground between the pavement and the front door that is wet when it has not rained
The supply pipe, which in a terrace usually serves more than one house, leaking under the ground
Water mains (supply pipe) leak detection
A combi boiler that loses pressure soon after it is topped up
Water escaping from the heating circuit, perhaps from a pipe buried in an outside wall or under a floor
Central heating leak detection
A floor or wall that stays damp and will not dry out
A water pipe leaking beneath a concrete floor or within the wall
Hot and cold water pipe leak detection
Drips or a stain on the ceiling under the bathroom
A failed seal or shower tray, a leaking waste, or concealed pipework behind the bath panel
Bathroom leak detection
A ceiling stain with no bathroom above it
A pipe running above the ceiling, the roof, or, in a flat, the home upstairs
Ceiling leak detection
Damp under a flat roof, or below the gutters when it rains
A split or worn flat-roof membrane, or a fault in the flashing or gutters
Roof leak detection
A smell from a drain, or a sink or gully that keeps backing up
A crack in the drain run, or a section knocked out of line
Drainage leak investigation
Which leak detection service does your Penilee leak need?
Below are seven investigations, from the supply pipe at the boundary to the drains, each shown with the equipment ADI Leak Detection uses for it.
Water mains (supply pipe) leak detection
In a terrace the supply pipe is usually shared, and this investigation finds a leak on it between the boundary stop cock and each stop valve inside, through soil, concrete or tarmac.
Equipment: acoustic ground microphones and tracer gas
Central heating leak detection
Traces why a boiler keeps losing pressure, following the heating pipework through walls and floors and checking each radiator.
Equipment: tracer gas, thermal imaging and pressure testing
Hot and cold water pipe leak detection
Covers hot and cold water pipes set into concrete floors, chased into walls or run above ceilings, and finds which one is leaking.
Equipment: acoustic listening, thermal imaging, tracer gas and borescope
Bathroom leak detection
Water reaching the room below a bathroom is traced to the fitting or pipe responsible, whether that is the shower, the bath, the basin, the toilet or the concealed pipework.
Equipment: thermal imaging, moisture meters and borescope
Ceiling leak detection
Traces a stained ceiling to the bathroom or pipework above it, or to the roof if it is a top-floor ceiling.
Equipment: thermal imaging, moisture meters and acoustic methods
Roof leak detection
Some Penilee houses have flat roofs, so this checks their membranes as well as tiles, flashing and gutters. ADI Leak Detection finds and reports the point of entry, and a roofer makes the repair.
Equipment: thermal imaging, moisture meters and drone inspection
Drainage leak investigation
When a smell or a blockage that keeps coming back points to the drains, a CCTV survey finds the crack or shifted joint letting water out.
Equipment: CCTV drain survey and acoustic listening
How does ADI find a hidden leak before anything is opened up?
Before any tile or floorboard comes up, ADI Leak Detection narrows a leak down with up to five non-invasive methods; Hamaad's Penilee case study report lists a thermal imaging camera, a moisture meter, pressure testing and an endoscope camera.
Tracer gas
Tracer gas pushed through an isolated pipe finds its way out at the leak and up through concrete, soil or flooring, where a detector picks it up.
Acoustic listening
Acoustic equipment follows the sound of water leaving a pressurised pipe to where it is loudest.
Thermal imaging
Escaping hot or heating water warms what is around it, which a thermal camera picks up through plaster or concrete.
Moisture meters
Moisture meters show which parts of a wall or floor are wet, so damp from a leak can be followed toward its source.
Borescope cameras
Through a small hole, a borescope camera shows the pipes and fittings hidden inside a wall or under a floor.
Can ADI repair the leak once it is found?
It can, for any leak on plumbing, central heating or water mains, and every ADI Leak Detection repair is guaranteed. Or a plumber you pick yourself can do it. With a roof or structural leak, ADI's part stops at locating and reporting it; a roofer or builder repairs it.
Leak repairs by ADI Leak Detection
If you would like it fixed, the repair can be done by the same engineer who found the leak, and ADI Leak Detection guarantees that work.
Repairs by your own plumber
Should you choose your own plumber, the engineer's mark on site shows them where to start, and the written report records the leak's location. The engineer talks you through the leak before anyone discusses a repair.
Who pays to find and fix a leak in a Penilee home?
In a Penilee home, the owner is responsible for the pipe between the boundary stop cock and the stop valve indoors, which Scottish Water calls the supply pipe. Everything on the street side, up to and including that stop cock, is Scottish Water's responsibility: the communication pipe and the water main. Most Penilee homes are flats or terraced houses, and of those Scottish Water writes: "Flats and older or terraced houses usually have a shared water supply pipe".
Your buildings insurance
Trace and access cover pays for finding a leak and reaching it, and many buildings insurance policies have it. Your own policy sets how much it will pay, so check the figure first.
Your leak detection report
A written report follows every ADI Leak Detection job, from the engineer who visited your Penilee home. Its photographs and video back up the findings, and its format suits "Trace and Access" and "Escape of Water" insurance claims.

Falling boiler pressure in a Penilee house, traced to a failed fitting inside a wall
Engineer:
Hamaad Janjua
Location:
Penilee, G52 4
Date:
Property:
Two-storey semi-detached house
Leak type:
Central heating leak at a failed fitting inside a wall
Methods:
Thermal imaging, moisture meter, pressure tests, endoscope camera
Outcome:
Drain valve leak repaired, failed fitting cut out and the pipe capped, system leak free at the time of the visit
The house is a two-storey semi-detached in Penilee with a new combi boiler and six radiators. The customer had reported that the boiler pressure dropped within a matter of minutes, although there were no obvious signs of a leak.
Hamaad used a thermal imaging camera to find out whether the leak was inside the house, and a moisture meter to look for damp areas. The first pressure test failed instantly and revealed a leak at an external drain valve, which was repaired. On a second test the system still failed: the pipe connected to that drain valve was leaking further back inside the wall, and with an endoscope camera Hamaad located the failed fitting.
The wall was opened up with a hammer drill, and further back again to reach the damaged pipe. The failed fitting and the burst pipe were cut out, and a stop end cap was fitted to seal the pipe. When the system was retested, it was confirmed leak free at the time of the visit, so both leaks were dealt with on the day. Because the house extension had been taken down, Hamaad's report advised cutting and capping the exposed sets of flow and return pipework on the external wall upstairs, since pipes left exposed could freeze and crack. It also recommended sleeving and protecting all exposed pipework to prevent future leaks and keep it durable in the long term.
